Nyack Retreat

At the top of a modern skyscraper, our clients had purchased two adjacent apartments with the dream of creating a forever-home, looking upon the city they love. We were asked to create an open, warm space, with a garden on the outdoor terrace; a space that would feel like an urban retreat. The challenge was to combine what used to be two separate, compact apartments into one seamless, open space.

Tucked in a compact, challenging lot, this home for a youthful couple had to overcome a number of spatial and design hurdles right from the beginning. With little room to maneuver, the planning process had to be incredibly precise. The home's proximity to its neighbors and the tight footprint also led to a focus on curated, framed views that allow the interior space to expand and breathe. Sheathed in grey-brown accoya siding that will patina with age, the house presents contrasting attitudes towards the street and its unrivalled views of the Hudson River.

Inside, the desire for wide, uninterrupted living spaces necessitated the use of 29-foot wood floor trusses, creating a sense of openness without structural interruptions. To meet the client’s request for maximum ceiling heights, while staying within strict height limits — a creative stepped-floor strategy was used, allowing for generous interior volumes while keeping the roofline compliant. Combined with strategic placement of fenestrations and openings, interior vistas create visual porosity while ultimately maintaining privacy. The result is a home that blends thoughtful restraint and modern ambition.
